Getting your own Energy Performance Certificate is simple and has three clear advantages.

Some estate agents are advertising FREE EPCs, others no upfront charges. But you can be sure you will pay for it, one way or another, either hidden in the selling fee or buried deep in the terms and conditions. Some agents make you pay for the EPC if you take your home off the market or move to another agent. Ask what they would charge you for the EPC in this
situation. And ask who will be visiting your property to carry
out the Energy Performance Certificate assessment –
you’d probably like to know, but most agents won’t
be able to tell you.
If you get the EPC yourself, you can sell
through any estate agent, go multi-agency or use a website. And
if you change your mind or want to switch agents you’ll
face no extra costs.
